Worcester Citizens Advice Bureau and WHABAC is committed to maximising the amount of affordable accommodation available in Worcester City & Worcestershire and encouraging good practice in the rented sector.

SmartMove provides the following services to private sector landlords:

  • A list of potential tenants so that when you have a vacancy you can fill it quickly
  • Advice on tenancy matters, free copies of tenancy agreements and arranges a free inventory of your property and photographs of your property, prior to your tenant moving in.
  • Helps to set up your tenants’ claim for housing benefit, when applicable, and follows up any queries you might have so that you can be assured of a regular income. The SmartMove Team can talk directly to the Housing Benefit office on your behalf.
  • Can provide the first four week rent in advance (subject to tenant interview with SmartMove team and local arrangements with housing benefit departments)
  • Offers a guarantee of one month’s rent (up to a maximum of £500.00) against loss or damage and rent arrears in place of the traditional cash deposit – no need to use the Tenancy Deposit Protection Scheme.
  • Offers ongoing advice and support to tenants to minimise any potential problems and can act as mediators if ever required to help sustain the tenancy.
  • Bond’s can be renewed after the first six months.
  • Can keep you up to date with housing legislation.

In return SmartMove asks you to meet their standard for property fitness and safety and advise them on and work with them to resolve, any problems.

Landlords must supply the SmartMove Team with a copy of the property’s Energy Performance Certificate (EPC) which is valid for 10 years and a copy of the current Landlord Gas Safety Certificate.

We send out a regular Newsletter to our landlords, “The Landlord’s Brief”.  This is provides landlords with up-to-date information regarding changes in legislation that would affect landlords and the renting of properties. The newsletter also has other items of interest such as letting landlords know about local Landlord Forums, websites and training.
